Well it seems the stars have become more aligned (or something like that)...

Having a look today and the difference between Margin Loan Rates and Home Loan rates is 1%. CBA has 9.65% for 5 year MLs and 8.59% for 5 year houses. Everyone else seems to be of similar pricing.

What does this mean, i have absolutly no idea. However in mid november i got a 5 year fixed rate at 7.64% for home loan and it was about 9.1% for MLs. It just seems the arguement about MLs being more expensive when considering buying property just isnt there anymore. However leverage always remains.
