    im one of those myself, so thats why i would to hear peoples opinions on it or what additional could be included....

    as thus far it has not had a professional run through with real figures... they have all been my own made up ones...

    had an issue with the mortgage stamp duty so all fixed now...

    hey guys, ive updated this spreadsheet again after i found a few bugs in it over the last year after i stress tested it buying a property... hopefully all the bugs should be ironed out now but if anyone has any issues then please let me know...

    ive also put this years tax rates changes into it and in time i will put up a version which will be relevant from July 1 2008....

    btw, after June, Mortgage stamp duty will be removed in NSW

    Stamp Duty Fees

    Exemption - Investment Housing
    The second exemption (from 1 July 2008) is an exemption for mortgages that are made in connection with investment housing. Mortgage duty will not be chargeable in respect of a mortgage if the mortgage secures an advance or advances made, from 1 July 2008, for the purpose of investment housing and no other advances. If the mortgage does secure an advance made for another purpose, mortgage duty will not be chargeable in respect of the advance made for the purpose of investment housing.
    An advance is made for the purpose of investment housing if it is to be applied wholly or predominantly for one or more of the following purposes:
    € financing the acquisition of investment housing,
    € financing the construction of investment housing,
    € financing alterations or additions to investment housing,
    € repaying another advance, if the advance to be repaid was made for the purpose of investment housing.

    no worries, ill incorporate that into v16....

    if anyone has any other law changes then please let me know, as i have time to update it but not go and search to see if any of the stamp duties have changed....

    havent had chance to get the next one up with the new tax rates but i will hopefully soon... let me know if anyone is desperatly hanging out for it...

    I've got a question for you, I was looking through the overview sheet
    and I can't understand why the available equity is not increasing after year 11.
    It's stuck on $432,358

    Any ideas?
    Also, what's rental reality value?

    I worked it out, the "original input "sheet had the property sold date set to 2017.
    I've changed it so it's ok now.

    I've also found a link to rental reality value so all is ok

    If you want to change the taxable income do it on the first sheet (original input B29 and B30)

    Combining IP Holding Costs calculator for multiple properties

    Hi Bill,

    I've just checked out your property calculator. It's pretty awesome.

    I have several properties and I purchased them over in different years.

    I am wondering, how to use your spreadsheet (which works great for one property) to combine the calculations for multiple properties into a consolidated cashflow view.

    Have you done that?

    This is actually Dave's spreadsheet.
    It would be good if he could expand it to include more IP's,
    I haven't got the patience and the time to do this myself :D

    Hi folks,

    thanks for providing property calculator. In the calculator provided by DaveA_, can someone please help me to understand what is rental reality value here and what is meant by owner 1 and owner 2 or interest 1 or interest 2. I am buying a single property for myself and I assume that i don't need owner 2 and interest 2 values to be filled but keep it 0. Please correct if I am wrong. Also if you have any recent calculator and happy to share, I will really appreciate that. Thanks ton!
