Please post your ideas for articles you would like to see published on InvestEd. You can also include ideas for spreadsheets you'd like to see put together to investigate various concepts.

I'll collate the results in this post.

Here's some ideas to start with.

    • Capitalising interest - how it works and examples
    • Margin loans - are margin calls really that bad ?

Capitalising interest is one I would like some clarification on. My understanding is that it is OK for shares but not for RE. I am sure it isn't this simple and I am prob wrong hence the need for info.

I would also like to see some articles on LOC vs Offset vs Redraw from a tax perspective. This is an area that is commonly misunderstood.

Maybe some ideas on a balanced portfolio? Spread between asset classes in different phases of the market?

    Assett protection?

How to get started in investing?

    SMSF

    Negotiating ideas?

Different classes of share investing, futures, options, cfd etc

    FA vs TA

    Book reviews?

Perhaps something about investing for children? Both for their future and also as a way to teach them. I know Jax has some ideas here. Maybe education funds?

Maybe some lifestyle things? I would be more than happy to test drive a Ferrari and write a review if you can jack it up for me? But more likely is that I can send my favourite recipe...

Would also be nice to get to know some of the other members...maybe a thread with a para from each person re where they live, family, interests etc...

I will put some thought into it.

    Trust

How about one on the day to day operations of trusts. Trust Magic is great, but not a replacement for experience and a good accountant. Real life situations, minutes and strategy would be great to help planning.

    Sim,

It would be nice to get " inside " info about NavTrade system such as :
    - triggers ( entry/exit ), position size per trade, pyramiding rules etc...

    " tips " such us :
    - how to buy a new car ( which Steve did :D :D :D :D )
    - how to claim holiday ( overseas ) expenses...if possible... etc... ;)
    - correlation between economy cycle, Stock Market, property etc...

    How about:

Diversification and Risk: The costs and benefits of diversification. When is diversification necessary and how should it be achieved. Diversification within an asset category and diversification between categories.

Legal structures (I'm with MrDarcy on this one): What structure is appropriate for what situation. Differences between types of trust and when to use them.

    Cheers,
    Michael.

Most of them were out of date Dave - Verena took them down and we're going through them to see which can be reused (and updated) and which need to be re-written. Steve will republish some of them here.

How about a "10 warning signs when buying property", on a similar vein, " 10 warning signs when buying shares/funds" etc

I've been pestering Steve to update that Rental Reality one for a few days now - since I want to publish that before we publish the Living on Equity series (I'm doing editorial review on part 1 now).

There's an article on Dollar Cost Trading hopefully being published tomorrow.

    Sim,

Steve gave me a hard copy of the DCT article to have a look at on Monday. Very impressive! A bit of a lengthy read but very clear article with good use of examples.

    Publish it!! :D

    Cheers,
    Michael.

    - the mechanics of managed funds (spreadsheets)

    Hi Tzaki
I don't know if you've yet read my Due Diligence articles on property, but they pretty much cover what you should look for and be aware of prior to purchasing RE. As far as warning signs go, what specifically were you thinking of? I am only to happy to write up articles that you members want and look forward to helping out where I can with topics of interest.

Following on from another post in the Rental Reality thread, is there any interest in property checklists? I was considering refining the ones and adding them into the Education section.

    Jacque,

You know where I stand in regards to this question! Yes, please!! And it would probably make for a good resource for all wood-be property investors. DaleGG's template is probably a good starting point and add in RR and a few other NFS specific checks, plus your own excellent knowledge in this area and we'd have a pretty robust checklist.

    Cheers,
    Michael.

I am investigating a small development idea. Just a duplex and I will probably buy and hold.

Articles about this sort of caper would be super.
