    Latest API mag has a feature on this suburb (which is close to my own heart) with the claim that investors are flocking to spend money, possibly with the hope of future rezoning which will drive prices of land up. However, relying on such strategies such as this type of land banking is not without risk. In the meantime, the holding costs on acreage (not to mention the maintenance) can be painfully high, as $1.5m properties with a half decent house on them are lucky to fetch $600 per week in this part of town.

    Still, the Hills District does have a lot going for it, with the expanding NorthWest region including the development of the new Rouse Hill regional centre, as well as new infrastructure being constructed left right and centre- new shopping centres, residential and commerical builds, schools, replacement of hospitals (Baulkham Hills Private) not to mention the hugely successful NorWest business park next to Bella Vista.

    Rezoning will no doubt be a feature of future planning for areas within Dural as well as Kenthurst and Box Hill- only time and demand will tell how long it will take to happen.
