    People,
    I stumbled across this forum looking for the PIA.
    My FA uses the PIA from Somersoft, I am thinking I will probably buy a copy later when I start buying more properties.
    We purchased a townhouse off the plan in Melbourne this year. We are intending to sell up in Sydney and start collecting 3 or 4 properties in regional NSW area as we move out for a better life style.
    I have been playing around with the IP Holding Cost spread sheet I found here. I looks pretty good for single property decisions. However I wonder how to make an informed decision when building a portfolio.

    PIA is good for modelling an entire portfolio - obviously the more accurate the data you can put in, the more accurate the model will be.
