    I must admit I haven't listened to this, but I'm sure the brokers and lenders on this forum would know how accurate these figures are, as they don't take into account refinances on current PPOR and IP loans, do they?

    Given the government's reluctance to release land and reduce the costs passed onto developers (which make up a large percentage of the price these days on top of raw land values) I can see that many home buyers would be considering alternatives to purchasing new house and land packages, including renovating current residences.
