Investing for Income & leverage?

    Hi all :)

    I'm new here so please be nice..

    So, my situation is that I was intending to purchase a neutrally geared/potentially +ve investment property but the missus has fallen pregnant and is about to go on Mat Leave. Pretty sure that the bank on lend me to the extent that I need to make a purchase anymore when she does.

    I'm instead looking at assets with monthly distributions to make up for the lower income from the wife not working (need money for those diapers!) Have about $45k in cash to play with + some equity in PPOR.

    What options are there for me to leverage this?
    If I were to take out a margin loan, would the risk of margin calls be too great with this?
