LOE withdrawing equity

    The LOE articles were great, but one thing that wasn't discussed in any detail was how one goes about actually accessing the growth in an investment portfolio.
    Like many I was hoping the final part, that puts the whole strategy together, would explain all.
    However it seems that this will never happen.
    I'm guesing this would involve either refinancing a property loan and withdrawing via a LOC,
    or withdrawing from a margin loan.
    Are there any better or more tax efficient ways of doing things?
    If you were to use funds for personal use from a margin loan for example, wouldn't you then contaminate the tax deductability of the whole loan?
    Very interested in anyones ideas or thoughts on this subject,
