What is more preferable - A highly negatively geared investment (such as an old house with low rent on large block of land with development potential) OR positively geared/very slightly negatively geared investment (such as an apartment in the city with high rent but low growth potential)?

Very much depends on the area, your goals, your own situation, your beliefs about investment strategy, etc etc.

There is no right or wrong answer to this question.
