    Hey Jacque,

    While i understand what you are trying to say, your post actually proved my point (well in my mind anyway). You mentioned doing appropriate DD, knowing the market, and comfortable negotiating! All things which you take for granted being involved in the real estate industry, however areas that are not well understood by the average private seller.

    Anyways, its a moot point, well done again.

    you know ALOT about your neighbours house!! If i was them, i would be a little spooked!!! :eek:

    Nice call about leaving a bit of fat for the next guy. :)

    Haha!!!! Best of luck with it all, Dave- keep us posted as to your progress. At least with a sign like the one above, you'd certainly attract a crowd!!

    Where did you get your street signs from?

    I've noticed a couple of the diy selling websites supply them
    but they only point to their website and don't have a phone number on them.

    Have already PM'd you about this. Stick to the cheap corflute ones for value for money and watch out for vandals if they're likely in your area. I wouldn't recommend slingshots but a barking dog might put them off :)

    Thanks, I am not sure I will do it all myself because I don't live in the area but if I do I will get 2 signs done just in case 1 goes walkabout :)
    I don't know if I should get the "open home" ones made.

    Didn't bother with the open home signs, as I sold by appointment only.
    Good idea to get two signs- I did.

    In hindsight it sounds like you sold at the right time! Well done.
    Do you think you would have to drop your asking price by much if you were to sell in the current market?
