    Hi to all,

    Came across from SS also like a lot of you it appears.:)

    I look forward to more learnings and contributing when appropriate.

    Status currently is sitting on 5 x IPs - last 2 with some -ve equity (and -ve cash flows) but happy to B&H long term.

    Started a SMSF back in 2003 when the index was 3100 or so. So have seen some excellent returns from shares albeit trapped in the SMSF.

    Talk with you all as time goes on.

    Ahhhh No. But I will says this:
    How is education supposed to make me feel smarter? Besides, every time I learn something new, it pushes some old stuff out of my brain. Remember when I took that home winemaking course, and I forgot how to drive? (Homer)

    Hi Jacque,

    Yes all on the Central Coast; Tuggerawong, Wyong, Charmhaven - mostly all near lakes with views with dual income house and granny flats except for the last 2 which are rented as a complete house even though they are set up the same as the others.

    So were they dual income when you purchased them, or did you structure them this way? I would imagine with the extra income you wouldn't be too negatively geared then?

    Hi Jacque,

    #1 IP was already that way, although I had to separate the power and hot water.

    #2 IP I divided with a wall and installed a kitchen & put laundry connections in the bathroom as well as separating the power and hot water.

    #3 IP I built a studio in the backyard.

    #4 & # 5 IP were already set up that way but they are currently being rented as just one property each. These are the negatively geared ones :)
