    Over my investing years, I've had the pleasure (and the pain!) of employing a number of property managers. I've come to the conclusion that it definitely takes a certain type of personality to do the job effectively, and that it's not for the disorganised or oversensitive :)

    My PM's have ranged from simply terrible to outstanding. Like any occupation, there are levels of service that are deemed to be barely acceptable and levels that deserve reward and recognition by both peers and clients.

    Unfortunately, however, we all too often tend to focus on the negative points and horror stories with PM's, so I thought it might be a novel idea to start a thread for Top PM's and the things they have done that qualify them to belong to such a category.

    I'd like to start by nominating my two best current PM's:

    Reagan from D and J Pearce RE Singleton (Hunter Valley) NSW
    Outstanding service and follow up communication
    Efficient with all tradesmen
    Punctual with all inspections
    Tough with tenants when she needs to be
    Highly organised paperwork
    Terrific at "vetting" tenants correctly
    Standards of cleanliness are so high :)

    Jarrod Lane from Jarrod Lane RE Coorparoo QLD
    Attention to landlords needs a priority
    Goes out of his way to assist (even changing the odd tap washer himself!)
    Punctuality
    Organised paperwork
    Outstanding and ongoing communication
    A great listener
    Follows up on his word

    So, come on investors, let's nominate all those PM's who deserve a plug or two for their outstanding service!

    Tanya Woolford from Pearson Bros First National, Cleveland, Qld would have to be rated as outstanding also. As this is a long established family business (Tanya is the daughter of the owners) there is no chopping and changing of property managers. Tanya takes a totally hands on role and she:
    Is never too busy to take our phone calls or ring us back;
    Always seems to match tenants to the property;
    Is very firm but fair with tenants;
    Never lets the rent fall into arrears;
    Knows all the best tradesmen;
    Keeps the paperwork up to date;
    Carries out inspections promptly;
    Is happy to listen to feedback, and
    Takes pride in her work.

    We wish they were all like this.

    Surely there's more than this?
    Come on, landlords, feel free to give praise where it's due :)

    Slavica at Castle Hill Elders RE.
    Polite, on time .
    Tough on tenants when she needs to be - but also approachable.
    Answers calls asap when I call her - and emails the same.

    And - a very big agreement with Jacque on Jarrod Lane
    in Brisbane. Absolutely terrific.

    Dianne Currie, from Peter Currie Real Estate on the Gold Coast Qld.

    Does an excellent job. Always goes above and beyond.
    A really nice lady who is very good at her job.

    I cannot recommend her highly enough if you have any properties on the Gold Coast - I think they may even go into parts of Logan/Brisbane if required.

    Thinking about purchasing all IP's on the GC just so we can use her for all of our properties :D

    she gets 10 out of 10!
