What is the lowest 5yr fixed rate loan around?

    Hi all, can someone tell me the companies that offer the lowest 5 year fixed rate around, what their rates are and any huge fees? I'm currently on a floating rate but want to lock in the low rates while they last. Thanks!

    What is the loan amount and LVR?
    It can affect the rate offered.

    You can get 5 year fixed rates down to 4.79%. With a combo loan (split between fixed and variable) with up to 50% fixed, down to 4.69%.

    A number of lenders are in the 4.89% to 4.99% range for a full doc loan.
    There would only be normal application fees, some lenders are still offering rebates to refinance with them, however you may be talking about the lock in fee, where you lock in the fixed rate at time of application. This varies between lenders up to $750 perhaps, but in times of stable rates, often an unnecessary cost.

    You can always invest with the highest amount that you can borrow and then pay back up to the amount you actually need to borrow.

    The more you borrow, the lower you can negotiate the interest rate ;)
