What typical sizes are units and townhouses

    Hi All

    Just wondering what size (m2) people think is reasonable for:

    a) 1 bedroom units
    b) 2 bedroom 2 bathroom units
    c) 3 bedroom units 2 bathroom units
    d) 2 bedroom 2 bathroom townhouses
    e) 3 bedroom 2 bathroom townhouses

    I recall that when I first moved to Sydney I lived in a studio unit that was 34m2...it was a real shoebox!

    I also understand most financiers won't extended full LVR to units under 50m2.

    Just interested in people's experience (both from a developer and an occupier perspective).

    Hey Nige :)

    From my experience of both buying and living in units I'd stick to the following guide as a minimum. Rule of thumb is to add approx 10-12sqm for an extra bedroom. Note these spaces do not include balconies or carspaces!

    a) 50sqm
    b) 90sqm
    c) 102sqm
    d) and e) depend on configuration and whether or not they're single villa style or two storey, as stairs take up significant space in some buildings. Floor space should roughly be the same but allow extra for stairs.

    I had a D'oh! moment...of course the extra rooms add 9-12m2 given they're typically between 3-4m x 3-4m....
