    We are the same as Nigel, property, shares M/F but looking to increase our M/F diversification from mainly Aussie related funds to more global stuff. Don't know what the global stuff is yet but this site sure provides some great pointers. :)

    Listed Property trusts are the go for some of my funds. They fall into Aust Managed funds categoty but should be listed separately in my opinion.

    Good question,

    I put my response as cash and reducing debt. I now have $1.5M in borrowings which require over $100K a year to service. I want to build a decent cash buffer before I start developing my MUH site, so for the next 12 months its cash and bad debt (PPOR) reduction.

    In fact, we'll probably sell our land in Bundaberg to pay off the PPOR and clear the bad debt. I'll then leave that money as $180K cash in the mortgage offset account so I've got it as emergency funds when I start my development. I'll still borrow the whole $750K odd development costs, but may use some of that cash to service the development loan for the 12 months or so whilst we're building.

    I just did a detailed personal budget so I can track my cash flows. I'm going to get control of my discretionary spending before I launch into the development. I can cover my loan repayments of $100K odd relatively easily, but I still then currently spend another $100K of my net incomes on stuff. And that $100K is too high.

    Cash is king for now.

    I've recently taken on board some bad debt (car loan), so intend on killing that over the next 3 months, then in the new year look to the sharemarket.

    Reduce debt for me. I just bought an expensive PPOR so I'd like to get that debt down and replace it with investment debt.
